Be among the first to stay at the newly reopened Breakwater Inn in Kennebunkport, Maine. The inn and its surrounding restaurants draw celebrity clientele, including Mainers, Martha Stewart and Patrick Dempsey and Seth Rogen. Situated just 90 minutes from Boston in the charming coastal village of Kennebunkport, Breakwater Inn preserves much of its historic architecture, while blending it with modern comforts and sophisticated style.
The original inn dates among Maine’s oldest and originally served as a boarding house for sailors. It’s been reimagined by the Maine-based group, First Serve Hospitality.
Inside the new Breakwater Inn & Spa

The stunning 35-room boutique inn rests on the banks of Kennebunk River, right at its intersection with the Atlantic Ocean. The inn features two parts, an Inn Building with 20 waterfront guest rooms, most featuring private decks to soak up the views. As the property faces west, enjoy the best sunset spot in Kennebunkport right from the comfort of your room or the community lawn below.
Adjacent, is Breakwater Inn’s Harbor Building featuring 15 refreshed guestrooms that preserve the property’s historic charm and maritime character. The door to each room features an old sailor’s plaque with a name engraved, a nod to Kennebunkport’s history. From your guest room or the Adirondack chairs below, settle in and watch lobster boats float across the harbor.
The property leaves no detail unnoticed, equipping rooms with divinely scented bath amenities by London’s Gilchrist and Soames. Guests can enjoy more pampering at the on-site spa.
At the heart of the village

Situated at the heart of Kennebunkport, the property is just a stone’s throw from Colony Beach and Dock Square. Ride one of the complimentary bikes to explore Ocean Avenue, visit the Bush family estate, Walker’s Point (a raised flag means the family is in town), or take the bikes down to Goose Rocks Beach or Gooch’s Beach for some waves.
Grab a beach meal or snack from Cape Porpoise Kitchen or KP Provisions for the best beach day!
An antiquer’s wonderland

The new inn owner is an avid antique collector and adorns the property and on-site restaurants with a fabulously curated collection meticulously sourced from around the world. History buffs and art enthusiasts will adore the dedication to decorating the property with purposeful finds.
Immediately upon entering Breakwater Inn, guests will find “The Lion,” an 1880s French Bar that looks like it came straight from a Wes Anderson movie set. It actually came from a private estate sale in Paris and was chartered across the Atlantic to serve as the inn’s concierge desk.
At the main on-site dining establishment, two 100-year-old binnacles from Boston ships welcome guests to Port Fish & Chop House alongside an 80-year-old bureau. The walls throughout the property feature a storytelling assortment of antique and local art.
A culinary tour of Maine, right at your doorstep

First Serve Hospitality, the team behind Breakwater Inn, also owns and operates a wide assortment of legendary Maine dining establishments. Across the street, find Mabel’s Lobster Claw, a Maine institution beloved by Martha Stewart, locals, and visitors alike. The team just introduced Mabel’s Pantry, a cozy waterfront breakfast spot with a meal to start your day the only right way in Maine—lobster and eggs. Next door, explore Port Lobster and seafood market with a fresh seafood market, especially perfect for guests of Breakwater’s spacious River Top Cottage which includes a fully equipped kitchen, making it easy to prepare a fresh-catch dinner and live like a local.
